How much security deposit is normal?
In Lucknow, the standard is 2 months rent as security deposit. Some owners ask for 3 — that's negotiable. Anything more than 3 months is unreasonable. The deposit must be returned at move-out, minus any genuine damage. Always get this in writing in the agreement.
Should I pay brokerage?
Traditional brokers charge 15 days to 1 month rent as brokerage. On GharMap, you don't pay brokerage — our team is paid by the owner when a deal closes. Never pay anyone claiming to be from GharMap. If a stranger asks for "site visit fee" or "token money" upfront, walk away.
Can I negotiate the rent?
Yes — and you should. Most listings in Lucknow close 5–15% below asking price. Owners usually quote higher knowing tenants will negotiate. Politely ask "Is there flexibility on the rent if I take it on a longer lease?" Don't be aggressive but don't accept the first quote.
What's a normal lock-in period?
Lock-in is the minimum time you must stay. 11 months is the standard in Lucknow. Some owners insist on a full year — that's also fine. If you break the lease early, you typically forfeit 1 month deposit. Never sign a 2-year lock-in for residential rentals.
Maintenance, electricity, water — who pays?
Electricity: Always tenant. Bill comes in your name or you pay owner directly based on meter reading.
Water: Usually included in maintenance.
Maintenance: In society flats, ₹1,000–3,000/month typical. Either tenant pays directly or it's added to rent.
Internet/Cable: Always tenant.
Property tax: Always owner. Don't agree to pay this.
What to ask during a visit
• Water supply timing — when does it come and how long?
• Power backup — does the building have generator/inverter?
• Parking — covered or open? Visitor parking?
• Lift maintenance — is it always working?
• Society rules — any restrictions on guests, parties, pets?
• Move-in date — can you start whenever?
• Notice period — how much before you move out?
• Furniture condition — make a list with photos before moving in
Red flags to walk away from
• Owner refuses to show original property documents
• Asks for cash payment with no receipt
• Won't put agreement on stamp paper
• Pressures you to decide same day
• Asks for security > 3 months rent
• Refuses to let you meet existing tenants in the building
• Photos in the listing don't match reality
• Locality looks unsafe at night (visit once after dark!)
